Online Home Reservations

By submitting your information and clicking “Reserve Your Home,” you (“Prospective Buyer”) acknowledge and agree to the following Terms and Conditions:

1. 24-Hour Reservation Only (No Contract Created).
By placing a Lot Hold, Prospective Buyer receives a temporary, non-transferable 24-hour reservation on the selected lot (“Lot”), beginning at the time the reservation is submitted. This reservation provides Prospective Buyer the opportunity, but not the obligation, to negotiate and enter into a purchase agreement for the Lot and improvements (“Agreement of Sale”). Seller is likewise under no obligation to enter into an Agreement of Sale. This Lot Hold is not a contract for sale, does not grant equitable title, and does not create an option or right of first refusal.

2. Automatic Expiration and Limited Extension.
If an Agreement of Sale is not fully executed within the 24-hour Reservation Period, the reservation will automatically expire without notice. If Prospective Buyer signs an Agreement of Sale within the 24-hour period, the Reservation Period will automatically extend for three (3) business days solely to allow Seller the opportunity, but not the obligation, to countersign the Agreement of Sale.

3. Prequalification May Be Required Before Contract Execution.
Although no prequalification is required to reserve a Lot, Seller may require Prospective Buyer to provide a current, valid mortgage prequalification letter before Seller will execute an Agreement of Sale. The prequalification must demonstrate loan capacity sufficient to support the purchase price and must meet any requirements reasonably established by Seller or its lender partners.

4. Pricing and Availability Not Guaranteed.
Prospective Buyer understands that all matters relating to the Lot and any proposed improvements (including, without limitation, pricing, options, design features, specifications, plans, elevations, home style, color schemes, options, finishes, home site location, and overall development timing) may be determined, modified, or finalized by Seller in Seller’s sole and absolute discretion. Pricing for the Lot and/or improvements may not yet be determined and may change at any time before execution of an Agreement of Sale. Any determinations or changes made by Seller, whether or not specifically described herein, and whether occurring before or after the Lot Hold is placed, shall not constitute a default by Seller.

5. Reservation Limits and Restrictions.
Seller will honor only one (1) active Lot Hold per household, and may cancel or disregard any additional Lot Holds made by the same household for multiple lots. The reservation is personal to Prospective Buyer, is not assignable or transferable, and may not be recorded in land records.

Heroes Program

Available only for presently employed teachers, public safety officials or medical personnel, or active or retired service members. Proof of eligibility may be required. A maximum of $2,500 is provided as a credit, notwithstanding the number of eligible purchasers for a specific new home. Purchasers shall not be entitled to any rebate, refund or other consideration in the event that the full credit is not used towards the purchase price of the home. Other terms and conditions apply. Referral Program

This is a limited time offer and may be withdrawn at the discretion of Van Metre Homes without prior notice, and may not be used in conjunction with any other discount, co-op brokerage fee or real estate agent. Limited-Time Special Financing

Offer valid on new, full-price purchase contracts for select quick move-in homes that are closed by December 18, 2026. Offer is available only when financing through Intercoastal Mortgage, LLC (NMLS ID # 56323) and closing with Walker Title; buyers are not required to use either company to purchase a Van Metre home, but the offer is not available without them. Available to qualified buyers on conventional 30-year fixed-rate loans for primary residences only (not second homes or investment properties), with a maximum loan amount of $832,750. A minimum 720 credit score and a 10% down payment are required. With a 2/1 temporary buydown, Van Metre pays Intercoastal Mortgage, LLC a lump sum at closing that temporarily lowers the borrower’s effective interest rate and monthly principal and interest payment for the first 24 months of the loan. The note rate is fixed at 7.5% for the life of the loan. The effective rate is not tied to an index; it equals the 7.5% note rate minus 2 percentage points in year one (5.5%) and minus 1 percentage point in year two (6.5%), and the borrower pays the full 7.5% note rate from year three through year thirty. Payment example: on a purchase price of $850,000 with a 10% down payment ($85,000) and a loan amount of $765,000 for 360 months, monthly principal and interest is $4,343.59 at 5.5% for months 1-12, $4,835.32 at 6.5% for months 13-24 (an increase of $491.73), and $5,348.99 at 7.5% for months 25-360 (an increase of $513.67). APR is 7.848% based on the 7.5% note rate. Payments shown are principal and interest only and do not include taxes, homeowners insurance, HOA/condo fees or mortgage insurance (required with less than 20% down), so the actual monthly payment will be higher. Borrowers must qualify at the 7.5% note rate payment. Buyers may choose either the 2/1 buydown or the community closing cost incentive when using preferred lender and title, but not both; the closing cost incentive lowers the cash due at closing but does not change the interest rate or monthly payment, while the 2/1 buydown lowers the effective rate and payment for the first 24 months but does not reduce closing costs.
